Refer to the CC&Rs and the Architectural Design Guidelines Standards for the complete Community design information. The intent is to ensure a homogeneous level of exterior quality and aesthetic, for each custom-designed home built in Privada.

Review Architectural Design Guidelines (for specific exterior building buidelines and landscape requirements).
Construction to commence no later than 1 year from Lot Purchase closing date, and completed construction no later than 18 months after starting. Single-Level with optional daylight basement (unless variance) Minimum of 20' Front Yard, 30' Rear Yard, 10' Side Yard. Variable, refer to CC&Rs for homesite-specific height restrictions per homesite. As approved by the Architecture Control Committee. 3-Car Garage Minimum, Side-loading garage door design preferred. RV Garage Bays are not permitted. Each homesite to include light monument matching home architecture materials & style. All front & side exterior lighting on photocell and dark-sky compliant, according to Comp Plan, Barber Valley Planning Goals. Required to incorporate at least 30% of front elevation in natural stone or veneer or other composite masonry products approved by ACC. Full stucco. Fiber Resin, Wood Planks and Timbers allowed, not to exceed 30% of exterior surface. 100% coverage with architectural concrete tile or slate roof tile. Metal roof sections allowed. Asphalt shingles are not permitted. Allowed roof pitch between 2:12 and 4:12. Flat roof sections are allowed. Parapet wall screens for flat sections encouraged. Wood frame, aluminum-clad or vinyl. Vinyl exterior colors and other window colors to be approved by ACC. Finished concrete with optional decorative or stamped concrete insets or borders, and/or pavers are required on all driveways, motor courts, walkways, paths and patio areas. Use of decorative pavers are highly encouraged for driveways. Wrought iron (black finish), 4' max height - in ACC approved areas only. All recreational equipment and boats must be stored within enclosed garage bays at all times when not in use. Allowed. Must have connecting roof line, match home exterior, style and roof height with ACC approval and according to CIty building ordinances. No RV garages or bays allowed. Allowed with ACC approval. Must be hidden from view and screened. Community Mailbox Center provided, with key assigned. Allowed (in-ground pool only) Installed with 60 days (seasonal weather permitting) of home construction completion. Refer to Architectural Design Guidelines and Standards for landscape details. |
