A Regard for Aesthetic Value

Privada (American Spanish: [pree-va-da]) is a Latin term for describing a large private, rural estate with linguistic similarities to the English term 'gentleman's ranch'. Embracing the Barber Valley's rich historical roots in ranching and grasslands, Privada defines a true sense of place, a permanent fixture of a modern, yet private rural estate - in a premier location.

Architecture

'Privada' reflects a private, romantic Spanish (or Mediterranean) influence associated with exclusive estates and resorts. Simple, straightforward, pure structural volumes with side wings and outdoor living spaces added to create complex shapes of interest along the gradual upslope. All home designs blend into - and enhance the native landscape. The aesthetic to be characterized by the perception from the street view of a one-story home constructed in a stepped design with extended footprint and composition accentuated by three-dimensional forms and details, with extensive use of interior-exterior connected living spaces. All contexts will exhibit the primary material of stucco walls, accentuated by partial or full tile roofing materials.

Landscape

Generous natural landscaping inspired by the Northern reach of the north American high desert, actively expresses a painterly xeric aesthetic with a native planting overtone. Existing plant material coupled with proven traditional desert plants exhibit a pleasing tone-on-tone greenery, accentuated with seasonal reds and yellows. Rock is the predominant ground cover in a light palette. Use of rock retaining walls and flagstone are encouraged to add grading dimension.

Interior Living

Strong monolithic walls and base, tall ceilings, architecturally defined spaces connecting seamlessly between interior and exterior. Use of detailed doorways, soft arches and portals with decorative trim, timbered beams, integral stairs, with use of tile, wood or stone flooring.

Outdoor Living

Extend your living area to the outdoors. Exterior living areas are encouraged to take advantage of sited year-round sun exposure. Ideas include: extended patio with pergolas, gathering areas with conversational fireplaces and fire pits, outdoor kitchens and TV lounges, open-air living areas and hardscape features,
